THE LOCATION
On the wild edge between mountain, forest and lake.
Deep in the mountain forests of Jämtland in Northern Sweden, this 43-hectare estate combines remote Scandinavian wilderness with the infrastructure to make a life in — and bring groups to experience it.
Enjoying long days of endless sunshine through the summer, yet free of the intensity of heatwave-stricken Central Europe, alongside real winter stillness, where reliable deep snow and the Northern Lights present abundant opportunity.
The property sits at the edge of the small mountain village of Åkersjön: the lake visible from the house, the forest beginning where the meadow ends, with no visible neighbours. A stream runs through the land beside the outdoor sauna. Mountain water feeds the well. It is the kind of place where a group of people can arrive carrying the accumulated weight of their working lives and, within a day, begin to set it down.
Over the past three years, the estate has been developed and operated as the Bjärkan Resilience Project — a residential programme base for wilderness immersives, winter retreats, resilience trainings, and community gatherings. The much-improved infrastructure is available to the incoming owner as a ready-made foundation: to continue, adapt, or build from in an entirely new direction.

THE LAND
Rich Forest - Wildflower-laden Meadows & Diverse Wetlands.
38 Hectares of forest - Spruce, Birch & Rowan, mixed age and maturity approximately, including 6–8 hectares currently in recovery, offering scope for active management or rewilding. The forest offers abundant mushroom and berry foraging. Open meadow, clearings and upland wetlands contribute to the biodiversity of this plot with many rare species of fauna and summer nesting for migrating birds.
A significant stream runs through the land and offers invigorating bathing spots as well as good potential for hydroelectric power.
Hunting rights across three game management areas: Långandalen elk management area, Södra Långan red deer management area, and Åkersjön game management area — a significant draw for wilderness programming or private use.
An old sawmill sits near the agricultural outbuildings — not operational but retaining its original blades and restorable to working order. Useful for anyone managing the forest actively or running land-based skills work.

THE MAIN HOUSE
A 1930s farmhouse — seriously equipped for a serious climate
179m², four bedrooms, two bathrooms — the upper bathroom includes a sauna, bathtub, and shower. Kitchen and living room are open-plan with original wood-plank floors and wood-panel walls; a wood stove in the kitchen, a separate stove in the living room.
The ground floor also includes a large utility room and boiler room with direct access to the adjacent wood store. Upstairs: an additional small office space. Cellar below for food storage.
Underfloor heating in parts of the building. The heating system is a high-efficiency wood gasification boiler with two 722-litre accumulator tanks — a serious system for a serious climate, providing sustained heat from a single daily firing. Supplemented by two air-to-air heat pumps.
Outside the front of the house: a newly completed deck with a wood-fired hot tub.

THE GUEST HOUSE
Independently habitable — participants, facilitators, or rental
A standalone single-storey building of 90m² with its own entrance, kitchen, living room, four bedrooms, and bathroom. Used as participant accommodation, facilitator quarters, and short-term rental (previously listed on Airbnb). The cabin comfortably sleeps up to eight people. Heated by direct electric radiators and air-to-air heat pump.

THE BARN COMPLEX
A converted event space — and unconverted potential above it
At ground level: a converted event space and gathering room of approximately 60m² — slate floor, exposed brick feature wall, underfloor heating. This is the primary indoor group space for workshops, trainings, and events. The current owners have successfully run winter retreats here during outdoor temperatures exceeding minus 25 degrees and participants have been warm and cosy inside the main workshop space. Suitable for all kinds of events including yoga, breathwork or training events.
Adjacent: a large garage and practical workshop of approximately 140m² with underfloor heating, remote-controlled door, electricity and water, capacity for two vehicles and working space alongside.
The upper floor of the barn and the adjacent ground-level stable area represent unconverted space with clear potential. The configuration lends itself naturally to additional sleeping accommodation, a dedicated events kitchen, and a dining room: a meaningful capacity increase for anyone looking to work with larger groups. No conversion work has been started, but some of the necessary furnishings and equipment have been procured and are available.

THE TRADITIONAL FIRE LODGE
An intimate and elemental gathering space.
On the land stands a Goahti: a traditional Sámi structure approximately 5 metres in diameter, built by a local Sámi craftsman. Open fire at the centre, seating around the perimeter. It has been used for sharing circles, ceremony, and community gatherings.
With the Birch from the land providing the central fire and the sound of the nearby stream flowing outside, this space offers a uniquely elemental and grounding experience to participants and visitors.

OUTDOOR FEATURES
Sauna, Large South-Facing Deck, Hot-Tub & Fire-Circle
All positioned to enjoy optimal connection to the environment, these spaces have been carefully curated to make the most of the incredibly beautiful landscape. A wood-fired sauna positioned beside the stream that runs through the property for the most energising cold plunges, a south-facing deck that enjoys the expansive elevated views across the lake and into the mountains. An adjacent wood-fired hot tub - the perfect spot to take in the endless summer daylight or the wild Northern Lights in deep snow. The combination of running water, fire, and forest is not accidental — it is an important part of the daily rhythm on this land.
There is a large fire circle to enjoy outdoor cooking and gatherings.
A three-chamber composting toilet as part of the barn complex. Kitchen garden with large established vegetable bed. Dedicated woodshed close to the farmhouse. Four additional farm outbuildings in good condition.
The stream that runs through the property once powered a sawmill on this site — there are echoes of that history still on the land with an old sawmill that needs restoring to working order.

Sweden's Alaska — and what that means in practice
Åkersjön, Krokom Municipality, Jämtland — on the edge of Ansättfjällen, known as 'Sweden's Alaska'. An area known internationally for its wilderness terrain, winter sports, and Scandinavian landscape character.
For winter sports enthusiasts, there are cross-country skiing & snow-mobiling tracks almost from the door and downhill skiing within 10 minutes drive. WHO THIS IS FOR
A narrow range of buyers — and we are not trying to widen it
If you are looking for a private wilderness base in northern Europe — somewhere remote and large enough to live a different kind of life — this is that place.
If you run retreats, leadership programmes, therapeutic intensives, or community gatherings, the infrastructure here is ready: two residential buildings which can sleep up to 19 people, a barn converted to run events, a traditional fire lodge, sauna, hot tub, and 43 hectares of working forest and open land. We have tested this model. It works at this location.
If you are interested in forest investment, rewilding, or land stewardship in Scandinavia, the property carries commercial forest under active management, hunting rights across three game areas, and a track record of regenerative land practice.
What we are not selling is a project in difficulty. The Bjärkan Resilience Project ran successfully for three years. We are leaving because our lives are taking us elsewhere.
The right buyer will recognise what is already here, and know what to do with it.
THE HANDOVER
More than a transaction
Nick and Justine are available to spend time with a serious buyer — to walk the land, explain the systems, describe what worked in their programmes, and share what they know about the property, the area, and the community around it. Our ideal buyer is someone who will continue with some kind of land-based regenerative project
Further information on the project history and land stewardship background is available on this website. We want the place to be passed on to someone who will do something worthwhile with it. People who will continue to steward and love this place as we have.
Acquisition note for international buyers
Förvärvstillstånd — an acquisition permit — is required for private individuals not resident in the rural zone of Krokom Municipality, and always for legal persons. The broker will support the application process throughout.
This is a standard requirement for rural properties in this region and should not deter international buyers. Nick & Justine are from the UK, while the previous owners of this property were Dutch nationals — the process is straightforward with broker support.
